Why a Half-Finished Profile Underperforms

Google ranks local profiles on three broad signals — how relevant the profile is to the search, how close the business is to the searcher, and how prominent the business appears overall. You can’t move your office, but you have a lot of control over the other two.

  • Relevance comes from completeness: A profile with one category, no services listed, no description, and three photos gives Google almost nothing to match against a search.

Setting It Up the Right Way

  • Get the basics exactly right, everywhere: Your business name, address, and phone number need to match character-for-character across your profile, your website, your brokerage page, and every directory you’re listed in. “Suite 230” in one place and “Ste. 230” in another is the kind of small inconsistency that quietly weakens local ranking. Pick one format and use it universally.
  • Choose categories deliberately: Your primary category carries the most weight — usually “Real Estate Agent.” Add relevant secondary categories that genuinely describe what you do, but resist stuffing the list. Irrelevant categories dilute rather than help.
  • Write the description for a human, then check it for keywords: You have room for a real paragraph. Say who you serve, which cities and communities you work in, and what kind of client you’re best for. Naming your actual service area in plain language does more than a list of keywords ever will.
  • List your services: Buyer representation, listing services, relocation, investment property, first-time buyer guidance — each one is another thing Google can match a search against. Most agent profiles leave this section entirely blank.
  • Set a real service area: If you work Pembroke Pines, Miramar, Weston, and Davie, say so. Don’t claim all of South Florida if you don’t actually work it; over-broad service areas tend to hurt more than help.

The Part Nobody Keeps Up With

Setup is a one-time job. Maintenance is what actually separates profiles:

  • Photos: Upload regularly — listing photos, community shots, your office, your team, event photos. Profiles with a steady stream of recent imagery get noticeably more engagement than ones with a logo and nothing else. Geotagged, recent, real photos beat stock every time.
  • Posts: The updates feature lets you publish short posts with a photo and a link — new listings, open houses, market updates, community events. Most agents have never used it once. Posting even twice a month signals an active business.
  • Reviews, and replies to them: Reviews are the single strongest prominence signal you have. Build a simple habit: every closing ends with a review request, sent the same week while the client is still delighted. Then reply to every review — positive and negative. A thoughtful reply to a critical review often reads better to prospects than a wall of five stars.
  • Q&A: You can ask and answer questions on your own profile. Seed it with the questions you actually get: how long does closing take, do you work with first-time buyers, what areas do you cover.

A Realistic Maintenance Rhythm
